Do your children really need a closet full of toys all the time? 
The only thing more difficult than living in a home thats for sale is living in a home thats for sale when you have young children.

If thats your situation, I feel your pain.

I know how stressful it can be when youve just touched up your wall paint, and discover two days later small handprints all up and down the stairwell.

I know how stressful it can be when your realtor calls from down the street, wanting to show your home in a few minutes, and the living room is draped in blanket forts that cover an intricate complex of  Lego villages and train tracks.

With these things in mind, Ive collected my favorite tips learned from PWHOM -- parents with a home on the market.

Systematize. Have routines. Do the same procedures daily. For example, everyone makes his or her own bed as soon as he or she gets out of it, one child puts away dishes after every meal, and another sweeps the front steps each evening. Soon, youll have these habits down pat. Life is simpler with simple rituals, and young ones learn new tasks faster when the tasks are repeated at short intervals, like daily, or even twice daily.

Simplify. Put away the toys and games that are not essential. Most children will not miss the majority of their books, toys, games, dolls and stuffed animals. If storing all but their favorites creates a problem, rotate toys in and out of storage, and explain that the situation is just temporary. Its important for your own sanity that children understand -- as best they can -- the importance of all you are doing to help sell your home.  

Squirrel-ize. Thats right, think like a squirrel, and hide things. People on a tour of your home dont need to see your basket of diaper changing essentials, the science project your son is in the middle of, the pile of sports equipment near the back door, or your daughters doll collection. Think accessible, but still out of sight and in a place where home buyers dont look. Here are some hiding places I like for temporary stashing:
  • under the bed, in sliding boxes
  • an emptied, designated dresser drawer 
  • pretty shoeboxes, hatboxes, or these DIY cardboard vases 
  • an ottoman or bench with a storage compartment built in 
  • the washer or dryer  
  • the trunk of your car 
  • a vintage piece of luggage or wicker basket

Delegate tasks on your pre-showing checklist to everyone in the household.
This is my #3 grandson, and he actually likes to vacuum.

Supervise. Once infrequently used rooms are decluttered and clean, dont let them become catch-all areas for stuff that has no home. If you can close off rooms like the guest room or powder room, placing them off-limits to family members, thats another possibility. Remind them that its just temporary.

Schedule. Make a checklist of what touchups need to be done just prior to a short-notice showing. If you leave the house for work in the morning, never knowing if a Realtor will bring people through during the day, having a touchup checklist is even more important. I know its asking a lot, but selling a home is like running a business. Children, even young ones, should have a designated role in touchups.

Secret-ize. Put away things like schedules and calendars that show when you wont be home or where your children will be, any paperwork and decorations that show your childrens names, or photographs of your children. You do not know who is coming into your home or what they want to know about you. I dont think I have to go into the details. Its all about keeping kids safe.

Synchronize. Work with your Realtor on timing so that showings are not a problem. Most parents prefer showings during school hours. Ideally, you should never have to refuse a showing. Some buyers breeze into town for the day and dont have much scheduling flexibility. Its more important to let your home be shown with some toys scattered about, and some wet towels on the rods, than to let a possible buyer escape. Many buyers interpret a demand for 24-hour notice as "not serious sellers." Be show-ready! I know it can be a hassle, but stay focused on the prize.

Youll drive yourself mad if you expect organized perfection. Its a balancing act. On one hand, buyers know you dont live in a model home, but on the other hand, buyers watch HGTV and they know the market now is a buyers market. Whatever leverage you can gain by making your home the one that looks better than the rest, gives you a clear advantage.

A Table for Picnics

A Table for Picnics


Last Saturday I blogged about taking a break from long,finely crafted projects and trying to build a picnic table (and maybe even a planter box) in a single day. Though art class and kids conspired in an attempt to keep the table unfinished, I did manage to complete the picnic table a few hours before my wife got home from BookCon.

Yup. that pile on the floor is a picnic table.

Making the picnic table was a simple process. It’s made of 2x6, 2x8 and 2x4 ACQ treated lumber. The only saw needed was a miter saw and the most complicated joints were the recesses I drilled into the legs to accommodate the nuts and washers. Simple as it was, I still made a few mistakes and learned a lot about picnic table construction (this was my first).


To begin with I used a measured drawing of a picnic table I found on Pinterest as my starting point. From that I made a material list. With the kids in tow, we headed to Lowes on Friday night to pick up the lumber so that I could get an early start.


On Saturday morning I spent my time at the miter saw and cut all of the pieces to length. In looking at the plans, I decided that 30” was too short for the legs, so I made them about 33” long. I then had to break for my Son’s art class. Once we got home in the early afternoon, proper construction began.


This is what we had ready as we headed to art class.

Because the legs had been cut to a 22? bevel, I began by setting the support at the top of the legs even with the miter on the top of the legs and screwing them together with two 2½” deck screws into each leg. Then I set the cross brace for the benches and secured it with two deck screws into each leg also. The deck screws held the assembly in position while I then drilled out for the 5/16” lag bolts I used for the permanent connection. I recessed the inside face of the legs so that the bolt ends and nuts won’t scratch the legs of anyone sitting at the table.

With the end leg assemblies finished, I laid them out on the driveway. I marked the center line on the top edge of each leg assembly and on one of the table top boards. I also marked the overhang on the table top board. Then I lined up the board with one of the leg assemblies and clamped it in place with a quick clamp.


I moved over to the opposite end and gently lifted the clamped board onto the other leg assembly. Once I lined this side up I clamped it also. I then took a big block of LVL I have and clamped it to the base of the leg assembly to keep the legs vertical. Next I went back to the first table top board / leg assembly and checked that it was still lined up properly. Once it was, I attached it with three (3) 2½” deckmate screws. Then I went to the other side and did the same.


I started with the center board.

The remaining table boards were all installed reference off of the center. I lined them up at the end and used a scrap of maple I had laying around to leave about 1/8” between them. Each board was secured with three (3) 2½” deckmate screws at each end.


The big LVL block helped keep the table upright during assembly.

With the table done, I laid out the first bench board and sat at the table. I discovered that the length I had added to the leg meant the table was now way too tall (and the bench was too short, as I find typical of most picnic benches). I set a 2x4 on the flat under each side of the bench board and tried it out. I decided it was still too low so I turned the 2x4 on edge. This resulted in a bench height I liked (and the table only a tiny bit too tall). After a trip to pick up one (1) more piece of 2x4, I added 2x4 on edge to the end of each end of the cross braces. I face fastened the 2x4 to the legs with deckmate screws and ran two (2) 6” TimberLock down through the 2x4 into the 2x6 cross braces.


Then the bench boards were installed in a similar fashion to the table top. First I installed the outside board even with the end of the cross braces. Then using the spacer I’d used for the table, I set the 2ndboard on each bench off of their respective first.


The bench boards went on similarly to the table boards.

The last part was the installation of the supports. First I installed a length of 2x4 on edge under the center line of the benches and table top (running side to site). These center supports were fastened by clamping them in place and then running deckmate screws down through the bench and table into them. Unfortunately, this led to a bit of cracking in the ends of the 2x4s.


Finally I installed the diagonal braces. I found these to be the hardest pieces to install. With bevels on both ends, measuring them was tricky. I ended up clamping a level into the place the diagonal support fits. Then I was able to use my bevel gauges to measure the angles and a pencil mark on the level to determine the length. This resulted in acceptable, if somewhat sloppy joints. Luckily the gaps were on the high end under the table. I was able to fill these gaps with composite shims before fastening. The tops the diagonal supports are secured by three (3) deckmate screws through the center table board per support. At the bottom of the diagonal supports, I first installed one (1) deckmate screw though the cross brace into the end of the diagonal support to hold it in place. Then I pre-drilled and installed one (1) 6” TimberLock screw into the end of each diagonal support.

When I was done I ended up with a picnic table which I was happy with. Even more importantly, my wife was surprised and exited by the table. She even like the raised bench height.


My wife was in fact so pleased with it she shared photos of it on Facebook and picked me up a commission to build another picnic table next weekend.


When I build that next table, there are some lessons I’ve learned that will come in handy.


·        The 2x8 legs and cross braces were overkill that only added to the cost and weight of the project. Next time I’ll use all 2x6.

·        The 2x4s used at support under the center of the table top and the benches should be pre-drilled before the screws are installed to prevent splitting.

·        Arbitrarily changing the leg length while I was cutting the stock was a mistake. Though I was able to recover from it by raising the seat height, I wouldn’t recommend playing with these dimensions on the fly. As I’ve learned in the multiple chair making courses and seminars I’ve attended, there are standard dimensions for a reason. If you plan to change them, do it with a mock up, not the final piece.



With lessons learned, this was a fun project and I’m looking forward to making the next one.

Make a Unique Holiday Wreath for Pennies

Last week I showed tips for creating a wreath of greenery. This week I made a wreath for our boat. The idea came to me when I spied an old life ring taking up space in the garage.

I love re-purposing whats on hand to create something no one else has! 

Wreaths can go a long way towards improving curb appeal. If your property is part of a condo complex that forbids front yard décor, a wreath usually falls within regulations. And it could be one of the things that distinguishes your unit from other units buyers look at that day. 

If you don’t have a wreath on (or near) your front door, and you want one that’s unique and cheap, look around for what you can re-purpose or upcycle. 

A wire coat hanger? A picture frame? A round mirror? Foam core? Plywood? Twigs? Vines? Driftwood? Any one of these are the start of a one-of-a-kind wreath. 

Or, get out your handy glue gun and create the base from what you can scavenge from thrift stores, nature, and around your home. Even something wild and crazy like ping pong balls, plastic plates, cookie cutters, or children’s blocks can make a cute base for a novelty wreath.

Since there was dust and mildew on the old, beat-up life ring, 
I wiped it with a cleaner that has mildew-cide.   

To put a faux finish on the wreath base, I started with one coat of an exterior satin 
house paint, but any craft paint would do as well. 

A good faux finish calls for a variety of colors. I sponged on four different
greens, letting each coat dry before adding the next. 

To replicate the (missing) webbing strips that hold the rope that encircles the 
life ring, I folded this 3-inch wide ribbon in half and stitched it across to make a loop.
The ribbon was long enough to go around the life ring, with a few inches to spare.

I knew the wreath would be viewed mostly from the front, but I didnt want to have an ugly
seam where the ribbon ends joined, so I used dressmaker straight pins to attach the ribbon. 

Once the rope goes on, it starts looking like a functioning life preserver. 
And it would still serve as one in an emergency. I connected the ends 
of the rope with duct tape, and tucked the joint into one of the loops.  


Once I added some silk holly sprigs and glued on some star fish I made from bakers clay, I hung
the wreath on the bow flagstaff. It makes people smile when they see it! I painted the clay stars and gave them a few coats of clear sealer, so we will see if that is sufficient weatherproofing.

Update: Seagulls seem to think the bakers clay embellishments are for snacking.  
Im bringing the wreath home to replace whats left of the starfish with real shells.

Spray Paint Your Way to a Work of Art

Are you pressed for time getting your home ready for its first showings? Worried that your rooms lack some sparkle now that you’ve removed clutter and personal pictures?

Enter graffiti, I mean…spray art.

If there were a contest to determine the easiest way to pretty up walls for staging, the winner would be the paint that comes in pressurized cans.

Spray paint gives you the fastest and least expensive tool for making your own artwork.

It might be the most fun way, too. Select the surface -- cloth, wood, paper, foam core, cork, glass – cover parts of it with bits and pieces of whatever is handy, and spray away. You can get all fancy with the process, or keep it uncomplicated.

A stroll down the aisle of any paint department will show you that the colors available in spray paint are better than ever. At Michael’s you can get smaller cans for less than $3. If you do any DIY décor or crafts, you probably have some partial cans on hand already.

Here are some examples of various combinations I’ve had success with.    

Black Forest Scene. Cut a piece of foam core to fit inside a frame you have. Set the frame aside. Use masking tape to tape off a border on all four sides of the foam core. I made a 2-inch border all around, as you can see in the photo above. Spray a green base coat on the foam core. Use straight pins to anchor sprigs of evergreens or ferns. Spray brown or black to create the look of a forest. Remove greenery and masking tape border. Let dry, pop it into the frame -- with or  without glass -- and hang!

Gold Corkboard Art. Use masking tape to tape off the frame around a corkboard. Spray entire surface with gold paint. Use straight pins to anchor triangles (or any shape you like) cut from paint chips or card stock onto the cork.  Spray lightly with white paint. Carefully remove the paint chips and the tape from the frame. Done!
  
I added some pearls to the glitzy triangle painting, using straight pins to attach them
to the corkboard. Corkboard gives you a handy base for spray painting because its
already framed, and it can return to being a corkboard (glamorized) after your home is sold. 

Drifts of Soft Colors. Tie 9- or 12-inch wide strips of tulle around primed canvas, and spray. Spray one or multiple colors in uneven "washes" across canvas until you are pleased with the look. Untie the tulle, add a frame youre finished. You can substitute any netting or lightweight stretch fabric  for the tulle.

Step One.Your primed and tied canvas will look like this, ready for spray paint.

Angular Abstract. Collect at least four different widths of tape and four different spray paint colors. Apply stripes to the canvas with the most narrow tape (probably washi tape). Add more stripes with transparent tape, and then with masking tape, and finally with the widest the widest tape, probably duct tape. Spray one color and then carefully remove the duct tape. Spray another color, and then remove the masking tape. Spray a third color and remove the transparent tape. Finally, spray a fourth color and remove the washi tape. (Remove the tapes slowly so as not to pull up underlying tape.)  

Step One. Four different sized tapes will make this spray painting more interesting.
I glued a drop cloth onto a piece of foam core for my canvas.
After painting, I trimmed the ragged edges before framing 
Finished. After the tape comes off, your painting is complete. I discovered that
metallic paint  raised the nap of the canvas, which accounts for the  fuzzy texture.
Tips to success: Give spray art a few days to outgas in a ventilated area before hanging in your home, since they tend to smell chemically for awhile. Don’t worry if your spray paint should spit and spatter. It can be part of your design
